Underslab barriers for Radon, VOC and Methane protection
As old buildings and Brownfield sites are being rehabilitated and redeveloped, the problems with prior soil contamination from volatile organic compounds (VOC’s), methane from old landfills or, in new and old construction, the presence of radon gas from the underlying rock, must be addressed. Many times, underslab ventilation is utilized to reduce the concentration of these gases, but the slab must also be sealed to prevent gas from getting into the occupied spaces above.

The associates of Gaussan P.M. have many years of direct experience designing, installing and monitoring the installation of a wide range of barrier systems which include critical critical Composite Concrete Protective Membrane Systems (CCPMS), composite HDPE radon barriers and flexible membrane systems anchored to the outer walls of the building.

Gaussan associates have designed these systems so that the underslab ventilation becomes a backup system, not needing to be turned on unless damage is done to the slab itself. This approach, while more expensive up front, has proven to save the owner much more in energy and maintenance costs over the long run.

Key Features:

  • • Applied prior to construction of the slab.
  • • Compatible with pile caps, grade beams and frost walls.
  • • Completely testable during construction.
  • • Can be made testable after construction by application
  • of an electronic leak sensing system.
  • • Applied in prefabricated panels.
  • • Critical Concrete Protective Membrane System (CCPMS) is compatible
  • with most coatings.
  • • Can replace (but not remove) the underslab venting system.
